Buying or selling your home is stressful at the best of times, so you need someone to handle your conveyancing who will work with you, as well as for you, and give you open and honest advice at every step of the way. Nelson McLean are not your typical lawyers: as local people who know the property market intimately, we are in a unique position to really advise our clients about the issues that matter – local knowledge, local reputation and local, friendly service.

For those that need a fixed price conveyancing package that works with your budget, we will work with you to create a package that gives you the peace of mind you deserve without compromising quality. Whether you are first time buyers or seasoned property investors, we are able to deliver the right levels of compassion, understanding, efficiency and reliability that you need from your conveyancers.

“Conveyancing” refers to the legal work involved in transferring ownership of land (and the buildings on that land), mortgages, etc.  This covers houses, flats, business premises and other property – whether for owner-occupation or investment.  For convenience on this website, we have divided conveyancing between residential conveyancing and commercial conveyancing.

Residential conveyancing

This covers the buying, selling and mortgaging of houses and flats, and transfers of equity.

We have prepared a brief note on the Conveyancing procedure (also explaining why it can take so long and what can be done about that).

Particularly for buyers (but perhaps interesting for sellers, too), we have also prepared some General advice for property buyers

For property owners generally – but particularly those most at risk of property fraud, such as owners of buy-to-let properties and mortgage-free properties – we have information about combating “Property Theft”

We also have a general guide to Planning permission and Building Regulations as they affect residential properties.

As a newly-formed practice, we are not yet included on lenders’ conveyancing panels though we have, of course, applied for membership.  As the processes are completed and we are added to panels, we will list them here: Panel membership

Meanwhile, we are happy to work with firms that are already on lenders’ panels (at no extra cost to you) for them to review our paperwork on behalf of your lender and requisition to loan money for completion.  We have arrangements in place with a handful of such firms to ensure the purchase and mortgage work is handled as seamlessly as possible
